When is a good time to list on Ostrich?
Ostrich is for homeowners who aren’t in a rush to sell, but know they’ll want to move in the coming years. To get the most value, we recommend that you list in the 12 months before you plan to sell.
By listing early, it gives you the chance to take things at your own pace. You have plenty of time to explore the interest in your home without any pressure. Most importantly, it gives you the time to wait for a buyer who truly appreciates your home and is willing to meet your terms.

How do I get a valuation?
Unlike traditional estate agents, we don’t offer stand-alone valuations, where there’s often pressure to suggest an inflated price to win your instruction.
Instead, during your photography appointment, our photographer will ask questions to learn more about your home. They’ll share this, along with your photos and floor plan, with our valuation team who will recommend a Price Guide.

What happens on the day of my photography appointment?
One of our photographers will visit your home to take high-quality photos and gather measurements for your floor plan. They’ll also ask a few questions and take notes to share with our valuation team - things like recent refurbishments or standout features that could affect your home’s value.

What details are included in my Ostrich listing?
Your listing will include professional photos, a floor plan, a short description, and a Price Guide. We’ll recommend a valuation based on market data, but you’re in full control of what price you list at.
You can also add a personal note about what you love most about your home, and set a timeline so buyers know where you are in your plans.
Before anything goes live, you’ll get a chance to review your Ostrich listing and give feedback. We’ll make sure you’re happy with how it looks before it’s shared with buyers.

What are your fees and sale terms?
It is free to list on Ostrich. We cover the cost of professional photography, floor plans and your Energy Performance Certificate if you need one.
If we introduce you to a buyer who goes on to purchase your home, we charge a 1% commission plus VAT. This includes managing the sales process and supporting you every step of the way through to completion.
Unlike traditional agents, we do not lock you into a long term contract. You can give Ostrich a try without any pressure and leave whenever you like. You will find all the details in our sales terms.
How long does it take to sell on Ostrich?
There’s no fixed timeline on Ostrich. Some sellers are ready to move soon, while others are planning ahead. You can test the market at your own pace.
With over 60,000 registered buyers looking for homes they can’t find on the open market, properties receive around 10 indicative offers in the first 30 days. You’ll get genuine interest from motivated buyers, but it’s up to you when to start viewings and who to invite. There’s no pressure to accept an offer until the timing and price feel right.

Can I list with another estate agent at the same time?
No. Homes listed on Ostrich are exclusive to our platform.
Buyers come to Ostrich to access properties they can’t find anywhere else, which helps your home attract more serious interest without the pressure.
You stay in control throughout, and can leave at any time if you decide to list with a traditional agent.
What makes Ostrich different from a traditional estate agent?
